Company History

Nichols & Comito, LLC is a luxury custom homebuilder company located in Colorado Springs, CO formed in 1996 by Larry Nichols of Premier Homes by L. L. Nichols and Claude Comito of Comito Custom Homes. The partnership resulted in a combination of talents and strengths which has brought great success to Nichols & Comito, LLC.


Nichols & Comito, LLC recently celebrated its ten-year anniversary of building exquisitely crafted custom homes in Colorado Springs. Together, Larry Nichols and Claude Comito have over 50 years of experience and enjoy the reputation as being the region's premier custom homebuilder. During the ten-year period, the company has built over 75 homes and won over 40 industry recognition awards. The anniversary was commemorated with a reception for all of the company's clients from the past decade.

Scope of Work

Having chosen not to engage in competitive bidding, Nichols & Comito instead focuses on a design/build approach. Most of Nichols & Comito sales originate from building sites that are owned or controlled by the company. The company has maintained an aggressive land acquisition posture in the most desirable communities of Colorado Springs. We actively engage in marketing our exclusive communities, land development, land sales, and home sales.

Typical Workload

On average we construct 10-15 high end custom homes per year and have 10-20 high end lot sales. In addition, we have several marketing and sales projects and community service efforts. This includes our highly successful Celebration Home - an annual showcase fundraiser benefiting organizations such as the American Cancer Society and Pikes Peak United Way.

Team Makeup

Our staff currently consists of two owners/CEOs, a marketing manager, a construction manager, three project managers, a client coordinator, an accounting manager, an executive assistant, as well as client relations, accounts payable, field support, and a wonderful sales team. We are able to give each client personalized and individual attention. Nichols & Comito has taken the time to build a custom-tailored team that works together to exceed our owner's expectations.

Personal

Larry Nichols graduated from North Texas State University with a degree in business management, spent time as a stock broker, a land developer, and a part owner of a building materials company. He then decided to get into the building industry himself with Premier Homes by L.L. Nichols.


Claude Comito is originally from New York where he worked with his father in a successful remodeling and homebuilding business. He made his way to Colorado via Utah where he attended the University of Utah. He came onto the scene in 1983, just as Larry was beginning to build homes in the region. Making a name for himself with Comito Custom Homes, he joined forces with Larry in the nineties to develop Stratton Preserve.


Nichols & Comito is as equally committed to the community as it is to the home building industry. Before joining forces, each participated often in the Parade of Homes and each has served as president of the Housing and Building Association of Colorado Springs. Larry continues to serve as a member of the board of directors for the National Association of Homebuilders. Claude Comito is responsible for founding The Way Home, a non-profit organization that provides funding for numerous housing programs, including Habitat for Humanity, Partners in Housing, Silver Key Senior Service and others. They have raised thousands of dollars for the American Cancer Society and the United Way through proceeds from their Celebration Home.

We are in the service business. Anyone in our industry that forgets that won't be in business for long. The building process is not always perfect, but we build in procedures to ensure that we have the opportunity to make things right. It starts with listening to our client. Client Profile

The age range of our clients is anywhere from 30 - 80 years old. They are business professionals, entrepreneurs, doctors, lawyers, etc. Our clients are knowledgeable and discerning individuals who expect quality and luxury, superior service, and personal attention.

Approach to Working With Clients

We are very hands on when it comes to our clients. From the moment they meet with our sales team, they are welcomed into the Nichols & Comito family. We have a dedicated client coordinator who is able to assist our clients with the daunting process of making selections - she works as a liaison between the client and all the parties involved in the building process to ensure an easy and enjoyable process for each client. Project managers provide individual attention, on-site supervision, quality control, and an eye for detail. We are focused on creating a product that is unique, and it starts with listening to the client.

Ongoing Staff Training and Development

We are committed to building a team. Our job is to provide focus, empower our people, and help them reach toward a higher level - always with the customer in mind. We have weekly meetings for the office staff and monthly meetings for the entire company. This opens communication between departments, management, and individual employees. We also tour job sites and exchange ideas.

Motivating Employees

Motivation comes through our quarterly staff lunches, gift certificates, recognizing accomplishments during the weekly meetings, and other tokens of appreciation for a job well done. Motivation also comes from our clients. There is nothing that can inspire quite like the praise of an enthusiastic homebuyer who is deeply in love with the home that they have ardently created. It is the ultimate reward for all of the hard work.

What should clients bring to the table and contribute during the construction process?  What can they do to help make the relationship a success?

Clients are welcome to bring photos of inspiration and details we can incorporate into the design of the home. To make the relationship successful we try to keep the lines of communication open at all times. We hope that they will trust us to make the right decisions in the building of their dream home.

What are the biggest challenges facing companies like yours in the building industry?  What are some of the challenges facing your business right now?

Land acquisition is crucial to the future success of Nichols & Comito but it must balance inventory needs with general activity and risk. Nichols & Comito has increasingly used "leveraged opportunities" including joint ventures to reduce capital requirements for new land acquisition. Right now a challenge facing the industry is the rising cost of materials and labor and the desire to have more environmentally friendly and energy efficient homes. We are rising to meet this demand, offering energy star appliances and working closely with our subcontractors to minimize any additional costs. Having a good working relationship with subcontractors is vital in minimizing the effects on the homebuyer.

Nichols & Comito has expanded into land development opportunities and joint ventures to continue to offer new high end luxury home choices to its customers.
