About Schulte Restorations, Inc.
Kurt's Handshake:
For us at Schulte Restorations, renovation is as much about the process of renewal as it is about reconstruction.
It means refreshing and energizing an existing structure with the owner's way of life. Think of us as a resource to improve the way you live in your house.
When considering a contractor for your project, we think the personality of the company should inform your decision.
We don't like surprises. We run our company as though we were our own clients. We know what it means to be punctual, courteous, precise and reliable. We know what it means to keep promises and meet expectations.
From the start of a project, we want to know how you use your house. We want to know all the idiosyncrasies that may influence changes to your home. We want to help people discover what's right for them.
We don't like to work for people. We like to meet people halfway and work together.
Kurt's Handshake:
If you hire Schulte Restorations, we bring the very best of our experience and knowledge to your project, no matter the size. Once we determine the scope of work, we steer decision-making towards the materials and construction methods most appropriate for the job and your budget. During construction, we maintain high standards in all phases of the work. We place great importance on keeping production on schedule while allowing room for changes that might come up along the way. We want the project to be exactly what you want.
Hand's on approach:
When you contact us, you will meet owner Kurt Schulte first. Kurt works closely with clients during the entire design phase to develop the project's scope, a realistic budget and a contract. Kurt will also recommend an architect, if needed. Next, production manager Mike Feskany takes over to build the schedule and to get work underway. At the beginning of a project, you will see Mike a lot.
Once the project begins, Mike coordinates resources and makes sure your job is on track. After this, responsibility for the day-to-day progress on your job resides with the Project Manager. There are three Project Managers currently on staff: Lou Alloway, Chris Schultz and Thomas Warren. They are on the jobsite every day. They work as lead carpenters and supervise the progress and standard of the work. They maintain a daily log to notify both Kurt and Mike of any changes or concerns you have as the job progresses. As Kurt likes to say, your Project Manager will become your "new best friend" before the job is done.
General Contractor Model:
Schulte Restorations uses a general contractor model – what we see as a creative partnership. Everyone on the job is a member of the team – the inside staff, outside subcontractors and tradespeople, the architect, and you, the client. One of our goals is to minimize disruption to you and to the overall project. We do this by respecting each other's schedules, having materials ready when needed and communicating with each other daily. We believe that trust and respect make a team work well together.
How the process works:
Price planning is a service that Schulte Restorations offers to make sure your project meets your budget. We prefer this "negotiated-bid" approach to that of the "competitive-bid" approach because we can give you "real-time" pricing feedback so that you can make important decisions during the design process. In this phase, we might bring in the subcontractor who will install a heating system, for example, to understand how his work may impact the design and total cost of the project. In so doing, the "negotiated-bid" approach gives you and your architect the opportunity to adjust the design and scope before the final plans are completed and insure the project fits your budget.
The sweet sound of sawing--or--the work begins:
A pre-construction meeting is arranged with Kurt, Production Manager Mike Feskany and the designated Project Manager. This first meeting morphs into scheduled weekly meeting on the job, where progress and concerns are reviewed and discussed. The Project Manager runs this meeting, which Kurt attends with you, the client, often the architect, and any subcontractors or workers crucial to this phase of the job.
Topics are as follows: job status; anticipated progress for the coming week; client decisions; modifications and change requests; inspection schedules and, most importantly, gauging client satisfaction and expectations. We always want our clients to be happy when Schulte Restorations comes on the job.
We keep our promises:
A job is finished when every item on the punch list is crossed off. In contractor-speak, a "punch list" notes all the loose ends, right down to the final house cleaning.
We'll see you around town:
Like a good houseguest, we want to leave a job better than when we found it. We want to be invited back.
