Steed Remodeling is a general remodeling contractor. We are primarily focused on working in older homes, updating bathrooms and kitchens, and building room additions. We also take care of the everyday maintenance that is needed to keep houses together so they can be called homes. Started back in the '70s, this Kansas City business has gone from a one-man operation of estimating, selling, scheduling, building, cleaning up and collecting the payments, to a professionally run remodeling company with a sales force and production crews that work from computer generated specifications and plans. In today's market there are thousands of homeowners who want not only the quality material and craftsmanship of the old days but also the quality service that can deliver this product in a timely, neat and thorough manner. This takes precision teamwork with a mind-set toward service and a satisfied customer.

The design work on our projects is handled in-house with our associate architects who give us the design/build concept. We also welcome and work with outside architects and interior designers. Since remodeling most often involves redecorating, we work with interior decorators quite frequently. Company History

Founded in 1978 by Bo Steed, Steed Remodeling is a service-oriented residential remodeling contractor. The business has grown from a one-man operation into a professionally run, full-service remodeling company in which the second generation is highly involved. Mike Steed, Bo's son, is proud to be owner and general manager of such a well-respected and successful family business.

30 years ago Bo Steed began helping Kansas Citians realize their home design dreams. Utilizing only the best materials and with an eye for design and devotion to craftsmanship, Bo built a reputation for excellence. That reputation still stands today.

Job: replacement of 27 windows in a 1922 prairie style housequality of work: excellentaccuracy of estimate: poor. Original estimate did not include correct number of windows. Second estimate just about blew my minddelays in completion: considerable, as a wrong size window was ordered. Delay in completion over 1 month. No discount given for inconvenience of delayprice: very expensive. Cost to company for windows: 22K. Cost of job 46K. Average cost per window 1700.00would I use Steed again:if only based on quality of work, yes. But given the price issues, my final answer is no, because of price.

I have always heard horror stories about remodeling--jobs not done right, jobs that dragged out weeks or months longer than expected, enormous price increases, and marital conflicts! But Steed proved that these problems can be avoided with detailed planning, constant communication, and hardworking people. The final result exceeded our highest expectations! We will return to Steed in the future when we decide something else in our house needs "improvement."

About GuildQuality and our Guildmembers

Homebuilders, remodelers, real estate developers and home services companies pay GuildQuality for customer surveying and performance reporting. We refer to these companies as GuildQuality Members, Guildmembers, or members.

Our service helps Guildmembers monitor customer satisfaction and -- if they choose to publish survey feedback on our public website at guildquality.com -- articulate the quality of their service for prospective customers.

All of the Guildmember information we publish at guildquality.com has been provided to us either by the member (such as pictures of work and biographical information) or by their customers via one of our surveys (customer comments, performance summaries, and reviews).

Surveys, Comments and Reviews

All of the customer feedback that we publish is derived from the customers we survey. Our Guildmembers provide us with their customers' contact information, we conduct the surveys, they receive the feedback, and -- if they have chosen to make their feedback public -- the member's performance report is automatically updated to reflect the response. Members may choose to publish a summary of either all of their feedback or their most recent twelve months of feedback.

In addition to average performance ratings and survey statistics, GuildQuality also publishes two types of customer commentary: Comments and Reviews.

A comment has been provided by a survey respondent in response to any one of the survey questions we ask, and a member may or may not choose to publish it. Often customers provide unsolicited testimonials or compliments, and members can choose to share these comments in their published performance report.

Many Guildmembers choose to participate in our formal review process. These members have added an additional question on their survey: "If you'd like to provide a public review of your experience working with the Guildmember, please share it here." In contrast to comments, which a member selects to have published, we publish all reviews, provided they are at least 30 words long. With each review, we include a one to five star rating provided by the survey respondent.
