We are more than satisfied with the communication.
Selections Budget: Kent homes includes quality flooring and fixtures as standard in their homes depending on the model and community. Alina was very helpful in informing us about upgrades and value over the standard offered selections.
Design Consultant Trust: We explored quite a few options not a part of the standard offering. One option was specific outdoor premium paint and we got a reasonable quote within 48 hours involving the subcontractor. Alina promptly followed up on all our requests.
Options: We were very satisfied if not amazed at all the options and levels of options to make our home unique to our style.
Understanding Of Cost: We visited the design center briefly before the actual selections appointment. This was very helpful in balancing budgeting structural options with the design center options.
Value: Kent Homes provided many features as standard that we upgraded in many instances only one step up. Our more expensive upgrades focused on the living room fireplace. Overall the options at Kent Homes design center provided excellent value for our home.
Favorite Design Feature (Selections): The fireplace / AV combination with a mantel. This will be a center piece of the living room.
Recognized Excellence: Cameron and Alina provide truly caring and knowledgeable service that represents Kent Homes commitment to building a “smarter way to a luxury home”
Customer Suggestion: A catalog of standard options and pricing would be helpful to better plan the budgeting process. Having preconceived notions of costs and budget we gained knowledge of pricing during the experience. Certainly knowing this in advance would cut down on the need “now how much does this upgrade cost?” 😜
Areas Of Satisfaction: Having only built two homes with “tract builders” The Kent Homes experience has been far above any experience with these builders. I feel very confident that Kent Homes will build a quality home on time and on budget . The options in The design center more than met our expectations as previously we were restricted to very limited choices. Kent Homes truly offers a custom home at a very reasonable price point.
Areas For Improvement: Initially when we were looking at floor plans we did not understand the relationship with lot sizes. For example . The particular community “standard lot sizes” would only fit 55’ wide floor plans and some 50’. We fell in love with a wider floor plan before realizing this relationship and selecting a lot. We fixed things by upgrading lots but it would have been more helpful in the initial dialog if we understood what Kent Homes floor plans fit on what lots.

PM Problem Resolution: Tyler came toward the latter 3rd of our project and he was our 3rd PM. I appreciate that through these transitions, our project didn’t suffer. Tyler picked up quickly and was very quick to address whatever issue came up and was resourceful in finding solutions to issues.
Areas Of Satisfaction: Timeline, addressing issues promptly, craftsmanship
Areas For Improvement: I wish the selections of finishing was not so limited in some areas. For example, we were disappointed that there so few cabinet colors to choose from and same thing with tiling for kitchen, floors and bathrooms. So much is available out there so we were quite surprised.
Recognized Excellence: Kate Dasilva was excellent with us. She provided guidance, communicated often and clearly and tried her best to work with us till we made decisions.

Customer Suggestion: Our process may have been unique, so bear that in mind, but as we were exploring other lots in several other neighborhoods besides St James, we needed to know on a fairly quick timeline if our selected house plan would fit on the lot, in order to make an offer to purchase the lot. It felt like we were asking for something special to get that drawing, but it seemed critical to us. Obviously we could get that done during the due diligence period, but we did not want to engage the seller in an offer (and the associated excitement) without knowing that (especially if we had to back out because of that). So I guess my suggestion might be some sort of streamlined process to get that done, since I know your drafters are/were very busy with other tasks. And again, our process may be different and unique.
Recognized Excellence: I would absolutely like to recognize Carol Autry for her exceptional service. When we landed on Brunswick Forest, Cameron became our sales rep, and he is awesome as well. However Carol had been back and forth with us for the 4+ years since we bought the lot in St. James, even going so far as to engage Ashley Kent in trying to develop a relationship with Ocean Ridge when we were looking at a lot in that subdivision. Carol never wavered on her commitment to customer service even though we were going back and forth about where to build, and her patience while we asked question after question, requested plot after plot, etc. was impressive. She made us feel like we were her most important customer even though we were years from actually building. Like I said, Cameron has been great, but we were saddened that we didn't get to work on the final product with Carol, just because of how she treated us throughout the early process. On top of that, I'd like to thank the entire Kent team for their professionalism so far.

Customer Suggestion: Perhaps provide a cost sheet showing the price ranges within the different levels several days ahead of selections. For example, Level 3 countertops is $2000-$3000, Level 4 is $3000-$4000, etc. provide ranges for all selections - cabinets, lights, flooring, plumbing fixtures, etc. Then when we arrive at selections and want a higher level, we have a general range of what we might consider and what might be slightly above budget or significantly above budget….
Recognized Excellence: Without a doubt - Sarah Mebane and Ella Stikeleather. I’m going to miss communicating with them when we move to the construction phase. They are swift to respond, accurate, skilled, and courteous!

Areas Of Satisfaction: Their responsiveness to us. There were no delaying tactics or broken promises. They have responded swiftly and thoroughly to our many questions, concerns, changes and criteria.

Salesperson Communication: Carol respons within the same day and we appreciate that so much about her. I had so many questions,often emailing Carol several times a day. Carol answered every single email. We were so impressed by her patience with us.
Value: Several interior options are fair, and some upgrade options are much higher than the value, of a light fixture,for example. We also found the kitchen appliances very expensive. We understand that installation fees need to be considered, but we were pretty blown away by the mark-up of the wine fridges,stoves, etc.
Favorite Design Feature (At Contract): The additional balcony
Areas Of Satisfaction: We are only at the beginning of our project,and so far it's been the communication that we value the most. We are doing this remotely,from CA, and Carol keeping in touch with us the way she did, really kept us at ease and made us feel confident that we choose the right builder.
Design Consultant Communication: Alina was always available for our questions before we met her for our selection appointments, and after.
Professional & Organized: VERY professional but personal at the same time. Alina is one of the most organized professionals we ever dealt with. We were not stressed out one bit during our selection appointments; we knew after the first hour with her that we will get everything done without stress and rush. It was just wonderful.
Design Consultant Knowledge: Alina has several years of experience in her field, and it showed. We felt very confident, planning our dream home with her.She brought up points we did not even consider.
Design Consultant Attentiveness: Alina is incredibly detailed; we knew we were in the best hands with her.
Design Consultant Problem Resolution: Alina had an answers and solutions for everything "special" we wanted to design.
Design Solutions: We were a bit stuck when it came to designing the fireplace, for example. But, of course, Alina guided us through it and had wonderful suggestions.
Design Consultant Accessibility: She made us feel, like we are her only clients!
Selections Budget: This is 100% true. Alina didn't try to upgrade us on everything. She made several smart suggestions for items we were not ready to select, yet.
Design Consultant Trust: Alina has followed up with us a few times since our appointment back in October. We are confident that our project is in very good hands.
Options: The light options were a bit underwhelming for us, and we decided to get the credit for all lighting and fans to purchase our own later on.
Understanding Of Cost: The catalogs are pretty straight foreward.
Value: We found the upgrade prices for the fireplace and kitchen appliances a bit high. The rest is very fair.
Favorite Design Feature (Selections): KITCHEN !!! Thank you Alina, for helping me to design my dream kitchen. A few things I regret that I should have added after all, but I know there is still time for it if we really want it and we are aware of the new purchase order fees, etc.

Customer Suggestion: I suggest that Kent Homes upgrade their lighting offers and trim packages. They are not in line with other builders of the same caliber. For example, black door knobs are included with other builders; at Kent Homes, you have to pay $750 extra.
Areas Of Satisfaction: The speed of pricing, easy accessibility, and knowledge exceeded my expectations compared to other builders. Carol is professional, and her knowledge as a salesperson made my decision.
Additional Comments: Several comments tell you to wait until you reach the option's region. Before making a choice, I'd want to understand more about my possibilities.
Options: I think the lighting is not updated enough, and I think the tile is also not updated enough.
Favorite Design Feature (Selections): I am most excited about the kitchen and foyer.
Recognized Excellence: Ella is wonderful, but she is young, I think she is good for the amount of time she has been in the business.
Customer Suggestion: I suggest Kent Homes have more of a true link in the beginning that are pushed off to selections. There should not be such a gully between the beginning and the selections, too much in the balance. The electrical is expensive.
Areas Of Satisfaction: Being transparent about a credit exceeded my expectations.
Areas For Improvement: Miscommunication on some molding that now I am going to have to pay extra for fell short of my expectations.
Additional Comments: It is professional of them to do this so earnestly. It was nice that the CFO and the Head of Production came to say hello.

From the first person we met Susan in the model we went by to see, we liked the home and the people. We felt that the people who worked at Kent were excellent. We had appointments with other builders that did not show up after we flew from New York. Cameron has been available to us and had Zoom meetings on the weekends. Alena was great and answered our questions about how we got to the price of certain things.
Customer Suggestion: In the selection process I think there should be a clearer explanation of how the stock items are replaced by an upgrade. I would like for it to show me how the stock item is withdrawn so I can understand the line items. We had one thing that I was interested in that was so much more money that I said forget it. It was hard not to be able to see things and why there were price differences.
Areas Of Satisfaction: The customer service exceeded my expectations, it is excellent.
Areas For Improvement: They did not fall short of my expectations. I am very happy and looking forward to the process of building the house. I hope everything goes as smoothly as it has been.

Employees & Trade Contractors: WE haven't had much interaction with employees
Overall Experience: This has nothing to do with Tyler, the customer experience with Kent Homes has not been exceptional. The communication has been poor
Areas For Improvement: The attention to detail hasn't been good. There has been a lack off communication with Kent Homes, I had to find out that we were losing our project manager from him, never heard from Kent until I called Ashley. I feel like i have had to project manage the entire project, finding things wrong at almost every aspect of the build. Some of the errors were quite random.
Additional Comments: There has been several concerns throughout the process that surprised and disappointed us. At no time prior to the build was there a discussion about exterior windows separating the kitchen from the finished interior sunroom. We had to pay to have the windows removed and the opening created. This is just one example of the errors we have found

Favorite Design Feature (At Contract): I am most excited about the messy kitchen and the covered balcony. Also, the garage is very nice. Honestly, the overall design of that particular model, Lumina Island, we like.
Customer Suggestion: They covered everything. I really can't think of anything to add.
Recognized Excellence: I want to recognize Carol, and Alina Aviles, for the selection process to select the cabinets, paint, doors, electrical, etc. Also, Tim, VP of Operations, introduced himself to let us know if we have any issues with anything, we could contact him.
Areas For Improvement: They are really good. I can't think of anything they fell short of.
Areas Of Satisfaction: They are very detailed and transparent. They are very detailed and tell you about the home they are going to build for you inside and out. If we want to change anything or the design, they don't say no. They will try to entertain the list and add it to their design. Although we didn't make many changes, they were able to accommodate the small changes we did make.

Areas Of Satisfaction: I think the building process and schedule seems to be very detailed. I am expecting them to be able to build within the agreed upon timeframe. Relative to other builders, we have had experience with and researched. That was before we decided to go with you.
Design Consultant Knowledge: Absolutely, the design consultant was knowledgeable.
Favorite Design Feature (Selections): I am excited about the butlers' pantry.
Recognized Excellence: I would like to recognize Ella.
Customer Suggestion: We have some wasted space on the island. The cabinet supplier didn't provide a cabinet of particular size that would fit. I did find other suppliers that had those in stock. The one that you use didn't stock that same feature. The supplier for the shelves that went into the master bedroom, they had a slow turnaround. I am thinking about a two-week delay in getting through the plans for the design. We had some changes to the shelves.
Areas Of Satisfaction: I was most satisfied that their design studio had everything available to go through in the selection process. That was a lot more straight forward than other builders we were looking at and had heard about
Areas For Improvement: They didn't fall short in any area.
Construction Quality: Overall, I am satisfied with the materials and workmanship. Craft workers, in general, keep the work site clean and neat. On occasion, bottles, tools, rags, etc. were found in the rafters, framing and around the lot.
Communication: Excellent communication from Landon. On several occasions, he texted questions during the build process to clarify items to ensure they were done in accordance with our intentions (e.g., location of outlets, wire runs, etc.). Bi-weekly meetings were effective in understanding what was completed and what was coming up in the next couple of weeks. He responds timely to texts and questions.
PM Expertise: Landon has a clear understanding and expertise in the build process and construction methods. It is clear that his prior experience and training has prepared him well for his position. He has coordinated sub-contractors, material deliveries and orders extremely well, resulting in little down time between build phases.
PM Professionalism: Landon has been courteous and professional throughout the build process. He puts the customer first and ensures that they are satisfied with the project.
PM Problem Resolution: During the build process there were a couple of issues that needed resolution (e.g., missing outlet in the study, missing exterior gas stub). They were corrected timely without issue.
PM Professional & Organized: Landon is well organized and professional. Timing and coordination of the subs have been exemplary.
Understand Building Process: Landon understands the build process very well and has provided excellent recommendations regarding landscaping, internet wiring and interior finishing (e.g., shelving, window treatments, etc.). He often refers back to the design drawings and selection addendum to ensure the house is build to the required specifications.
Clean & Safe: On several occasions Landon took action to ensure the job site was clean and safe. Examples include removing bottles, rags etc. that were left by subs, repositioning lumber with nails exposed to avoid someone stepping on them, eliminating trip hazard, etc.
Employees & Trade Contractors: Trade contractors are professional and courteous. In some instances, better reference to design drawings could be beneficial in preventing rework. A floor outlet in the middle of the study was missed and the concrete pad needed to be cut to install it. On another occasion the exterior gas stub out was missed and needed to be corrected after drywall installation.
Overall Experience: To date the experience has been exemplary. Build time line has been on track (or ahead of schedule). Communication has been timely and accurate. Quality of workmanship has been excellent.
Areas Of Satisfaction: I am quite impressed with the coordination and timeliness of the build process without any sacrifice in quality and craftsmanship.
Recognized Excellence: I would like to thank and recognize several individuals. First is Kate DaSilva. She has been a pleasure to work with throughout the process. Kate was the first Kent representative that we met. She was extraordinarily easy to talk to and offered several recommendations and options that we would not have thought of on our own. She is one of the key factors in our decision to choose Kent. Additionally we would like to recognize, Ella Stikeleather. She has been fantastic. Her recommendations made during the Selections process were spot on. With the exterior painting complete, we have received several compliments on the color selections. We credit Ella with helping us make those decisions and eagerly await the completion of the interior painting in the next couple of weeks. Lastly, we would like to recognize Landon Choplin. He is turning our dreams on paper into a reality.
Areas For Improvement: The area where some improvement is needed is in the custom features (e.g., extra outlets, gas stub out additions, etc.) that are not in the standard design. I assume that prior to each phase (e.g., prior to electrical work beginning), a meeting is held with the sub-contractor (i.e., electrician). During this pre-job, improved focus on referencing drawings, additions made by the owner, lessons learned from previous builds, etc. may help in reducing rework.
Orientation Punch List: There are still a couple of items that have to be taken care of. I trust that he is going to do it.
Areas Of Satisfaction: I think the build timeline exceeded my expectations. Some of the subcontractors, fell a little short of my expectations regarding their reading of the plans and the specialty items we included in the house. They did not reference the plans effectively which led to several rework items throughout the house.
Recognized Excellence: I would like to recognize Landon Choplin for his exceptional service. He did a excellent job. I would also like to recognize Ella Richardson or Strikeweather, she got married during our process, but she was exceptional in designs and selections. Kate was wonderful in the sales presentations.

Recognized Excellence: So far everyone we have worked with at Kent has been exceptional namely Cameron Yurick and Alina Aviles.
Areas Of Satisfaction: The selection process was very thorough and Alina is very good a her job.
Construction Quality: I thought that all trades have done an outstanding job to date. For exception of the plumber which I have voiced my concerns with my PM. Resolution action was taken for the most part.
Communication: YES, very effectively. Dade had set up a call every other Friday since kicking off the project, sent pictures just about every week, called immediately if something came up that was questionable which made myself and my wife feel part of the building process and he was very transparent.
PM Expertise: YES, He was able to answer ALL my questions and emails using the terminology related to building trade. He had reference IBC codes and was prepared to foresee possible issues in prevent delays.
PM Professionalism: I am assuming [PROJECTMANAGER] is Dade. The answer would very knowledgeable and professional.
PM Problem Resolution: Yes, Dade had brought a couple issues with proposed resolution which made sense and seemed to keep the project on track.
PM Professional & Organized: Dade is a very caring and polite craftsman. He is very organized and is always open to listening to all of our concerns during the building process. He also worked with our propane vendor in setting the tank perfectly pre our landscape design.
Understand Building Process: Yes, updates have been coming at least once a week. Next steps are explained very well as he is following the script from the client pre-construction meeting preamble guidance. This was also fully explained by Cameron too.
Trust: Yes, Dade had met every commitment and exceeded my expectations on a few occasions.
Employees & Trade Contractors: Kent employees that we have met were very professional and courteous. Also, the few subs we have encountered including AV vendor and appliance have been very helpful.
Overall Experience: It has been great!
Areas Of Satisfaction: The speed and coordination the house was erected was amazing.

Most were fair but selecting the linear fireplace for example, eliminated the inclusion of any surrounding stone and mantle that was included in the more traditional fireplace. This was surprising as the exclusion is not indicated in the selections guide/material. When a question about the build cost schedule surface they should send customers straight to Brandi. ther were several frustrating conversations until I was finally able to speak to Brandi - who was extremely helpful;.
Areas Of Satisfaction: The willingness to make design changes like adding a linen closet for a more convenient upstairs bath and they also added a wall to create a more private Bonus room.
Areas For Improvement: Price transparency. Pricing was strange for appliances being upgraded as the explanations did not make sense. The cost was 3000 higher than if I were to purchase myself without any discount. The other was I asked for several changes to the island. I asked for a breakdown of each so i could decide which upgrade to remove. I could not get this information. The selections guide should be updated to include the caveat that if you choose the Linear fireplace nothing else comes with it.

But, as expected, some contractors are incredibly messy and leave behind food, nails, materials, and more that we are constantly cleaning up. This is expected on job sites but it’s still concerning bc we don’t want injury to people or property. Also we had an incident where someone was hanging out in my neighbors yard and they don’t need their kids to be worried about random strangers on their property. Dade immediately handled the situation and he also helps pick up after the contractors.
Areas Of Satisfaction: Dade is amazing. He doesn’t make us feel like a burden and he keeps us informed every step of the way. We enjoy working with him every day.

Areas Of Satisfaction: They were excellent communicators. All of their promises were kept. They completed the job on a very good timeline.
Areas For Improvement: The only thing that I would critique is some of the materials used. The flooring seems more delicate than we want, and the quality of the paint itself is not well done.
Recognized Excellence: I would like to recognize Dade for his exceptional service. He was excellent! He was the project manager. I recommend him highly. Amy Barnes was fantastic! I would also like to recognize the woman who did the decorating and the woman who walked us through the selections. The selections are a daunting task, but they made it really easy. They did good.
Warranty Manager Professionalism: Both Randy and then Hunter were very thorough and professional. Great to work with.
Recognized Excellence: Hunter was really helpful, great to work with.
Any Changes?: There are a few areas that we are not happy with and we believe Kent could have done a much better job of explaining and directing us: 1: Driveway and walkway finish. We selected the “pebble” finish on the concrete. The end result is not at all what we expected or what we saw on one of the Kent model homes. Our driveway is continually shedding stones and looks bad. When we raised this with Randy he came and cleaned the loose stone. He agreed that the finish was poorly done but that there wasn’t anything he could do to fix it. This is by far our biggest complaint and we really think that Kent should have pointed that out before we started. We still believe that Kent should remediate this issue in some way. 2: Paint quality. First the gel finish on the front door. This obviously was not a great product for the application, we DO appreciate that this was fixed. Kent should remove this as an option. Second, while the painters did a good job on the interior, the actual quality of the paint is poor. After all that work it seems like a mistake to skimp on the paint quality. A small amount of money could have saved us from having to repaint in the near future.
Favorite Home Feature: The loggia is our favorite part of the home. The cedar ceiling looks great and we had Porch Conversions add large sliding doors across the room. We spend a good deal of our time in that room.
Areas Of Satisfaction: The Kent PM, Dade was great. In fact we have had positive experiences with basically all Kent personnel.
Areas For Improvement: Help with better guidance on the landscaping. We understand these were decisions that we made, but the choice of Thorpe for our landscaping was a big mistake. They were not up to the job. Kent could have been more helpful guiding us on how to select the proper landscape and what was needed for proper drainage. We have had some flooding on the yard and have had to get another company in to basically redo the entire property.

Favorite Design Feature (Selections): I like the whole thing and everything about it. There is no one particular feature that I love more than the other. I think I just like we are able to fit our entire family in a house that is not enormous because of their floor plans. They are very multi-generation friendly.
Recognized Excellence: Ella was great. She took so much time. It seemed like I was her only client when I was going through, trying to fine tune things. We had a lot of trying to figure out the island and getting it to look more like a piece of furniture instead of a slab in the middle of the floor. She did so much leg work pulling things together, helping me understand how things were the way they were. It was a joint effort. I was excited about how we did that. She was great!
Customer Suggestion: M suggestion would to be more open to other options and possibly even if someone has a suggestion or idea about what they want to bring, helping them source it and make it a part of their package to have it installed by them. If you find something not in their showroom, then you have to figure out how you will get it installed. It goes back to having more options, even if you are building off one piece off of their grouping, you can't make it streamline. There will be one piece missing, and you can't close the gap. There are not enough choices with lighting, and appliances is really a big thing. There are no real high-end appliances, and then if you do go outside you get almost nothing for a credit. It wouldn't cover 1 appliance. They just don't have enough options. They should have higher end appliance and light packages that allow you to go in between. They just use one company for the fixtures, like the faucets, and that is it. It makes it really difficult.
Areas Of Satisfaction: I felt like with trying to get in touch with Ella and work through my frustration with the lack of options, she was really able to get me to a point where I was still able to say this was fine. I think you have ideas in your head, and in all fairness, if they cave to every detail everyone wanted it is not a semi custom home. That probably is something that not everyone understands that well, the difference between custom and semi custom homes. They are very accessible, and I was surprised they were as accessible. If Ella said she was going to call, she called. If she said she was available at a certain time, she was there.
Areas For Improvement: There are no areas at this stage that they have fallen short in. I don't think I am far enough in the process to comment.
Additional Comments: Amy was very easy to work with as well. Ella was great. I didn't have any issues. It was very streamline and she was friendly. So far, everything is going great. I am anxious to get started!

Condition of Home: Spotless and detailed as anyone might hope for yet sometimes never realize
Areas Of Satisfaction: Delivery time exceeded, PM communication and expertise, accommodating on a few critical changes (within guidelines)
Areas For Improvement: 1. Production selection of kitchen wall and flooring could be should more robust 2. Design centre time should be expanded an additional 4-6 hours for consultation...in an effort to help avoid small missteps. 3. As Kent is a "semi-custom builder", we feel more time and consulting could/may have been done relative to exterior design. 4. Product selection for lighting and fixtures could use some expansion as well 5. The understanding of what a $15k landscaping allowance was misleading....we spent an additional $10k to meet just a 'basic design' for grass, mulch, drainage, and irrigation. This element we feel felt well short of our expectation and is truly the only critique of consequence that stood out the most. None of the landscapers we spoke to could come anywhere near that budget allowance number. The Kent was only capable to provide the absolute minimum of grass, mulch, drainage, and irrigation (totalling $16k) leaving no budget for any soil treatment or removal/replacement of undesirable soil post construction, nor any inclusion budget for any plantings....the contract verbiage left some ambiguity for interpretation on this we felt.
Recognized Excellence: 1. At the outset in the sales cycle we dealt with Kayla Paladino who was very efficient and very helpful for custom redesign of the model we ultimately chose. 2. Once Kayla left on maternity shortly after decision and design time, Kate daSilva took over discussions to bring the actual contract and pricing to a final conclusion.....to be honest both Susan and I felt our interests were definitely in the right hands. Kate could not be more patient, nor accommodating in helping us to meet our needs and expectations ! I couldn't count the times Kate asked us if we were pleased with our choices as well as state "we want you to be perfectly happy with your decision". 3. AJ....We couldn't say enough....the right guy at the right time with the right result...He couldn't have orchestrated it any better if he tried.
Use Comments: Our experience with the Kent team was truthfully our best ever. If Kent Home can continue to deliver affordable homes, in the manner in which we experienced, they will reign number one for some time to come. The expression 'You get what you pay for' is known only too well. What many people don't realize is, most judge that expression to reference the materials included in a build, and not necessarily the people that helped deliver that build. Customer Suggestion: I wish they would install light fixtures that I bought elsewhere. I understand the liability reasons, but in my dream home, it would have been nice for them to install custom lighting fixtures. I am very pleased with them though and everyone who works there from the receptionist to the vice president of the company has been very friendly, supportive, and responsive. They bent over backwards to help me get this home, so I have truly no criticism and I would recommend them to anyone.
Areas Of Satisfaction: They have exceeded my expectations! For example, the house I want is surrounded by water on 2 sides and Carol, in the sales department, suggested putting in extra windows instead of built ins, so I can have a nice view of the water. They had good suggestions on how to make the house exactly how I wanted it.
Areas Of Satisfaction: Kent went out of their way to make sure we got everything we wanted in our dream house. They truly care about us and made our lives easier by saving us money and adjusting timelines whenever they could. We feel extremely fortunate that Kent built our home.
Recognized Excellence: Kenny Jones is the absolute best PM, Carol and Alina also are awesome
Areas For Improvement: I wish I did not have to pay thousands for drainage out of my landscaping amount, since did not leave anything extra for a patio or fence. But drainage is essential!

Areas For Improvement: The Selections process could be improved. Even after much effort from Kent and us, in the end the cabinet selections were confused (by both parties).
PM Problem Resolution: Issues did come up and Ross could not have been more proactive in getting to solutions!
Areas For Improvement: 1) More time for selection process, including more samples or visualization software. 2) More help at turnover. I had to chase mail keys, door lock programming, etc. Simple instructions would have saved me several phone calls.

I am not sure if this is something Kent Homes would like to know to address with that subcontractor.

Quality Of Workmanship: There were parts when reviewed at the walk-thru that were not at the highest quality/ needing fixing. These were fairly obvious issues.

PM Problem Resolution: Landon is addressing issues but the amount of time it has taken to get everything right after close has been too long.
Employees & Trade Contractors: As we were out of town we didn't interact with the contractors. All the employees we worked with were professional.
Schedule: Kent kept to schedule. I did feel there was a rush to finish before the holiday which left a larger punch list of items than would have expected. At the time of close there were more items that needed fixing than we would have expected
Condition of Home: House is in very good condition; however, not everything is right as we move in almost 3 months after close
Orientation Punch List: Not to put blame but as we move in almost 3 months after close, there are several items still not completed. While one cannot control delays of on getting in the screens, there were other items also not complete/done but still needs fixing.

PM Expertise: He was on top of all facets of the projects. He ensured things moved along.

PM Expertise: We’ve never built a home before this one & Archie made us feel comfortable that he knew what he was doing. We certainly didn’t!
PM Problem Resolution: Our original floor was found to be defective by Archie just about a week or so before we moved in. He notified us right away & we were able to pick a new floor & it was installed before we moved in! There were other smaller issues that were addressed & resolved quickly.
Condition of Home: Cleaners did an “ok” job of cleaning the house before we moved in. I did find lots of “construction dust” on all the surfaces that I cleaned up.
Orientation Punch List: Archie compared our list to his & did a good job of addressing the items on the list.
Areas Of Satisfaction: The final “product” has exceeded our expectations. We love the house more than we thought we would! Your process is sound for a non-custom house (room to tweak!). Your numbered step by step guide made it easy to follow & understand where we were in the build at any given time. I’ve heard from MANY people having homes built by other builders that their process was a nightmare. We were over 500 miles away while our house was being built & maybe it was naive, but we weren’t really stressed at all!
Areas For Improvement: - We were surprised by the extra cost to get the lot prepped. I think Kent should up that basic cost so it isn’t such a shock right off the bat. - Landscaping costs. Again, your basic cost that’s built into the contract is too low. Kent needs to review those costs & make sure they’re realistic. - Your selections process: too short. A day & a half is not enough time. And our house is small! And, we did our homework!! Minimum 2 days for a smaller house & some people may need three days. - The “book” given to us with options for selections was difficult to navigate & had lots of black & white, low res pics. We went on line to try & find better pics. Most of your links did not work. - The house plan. It would be best to construct a more immersive plan. 2D or even 3D. A flat black & white view on the computer screen was difficult to really tell what was going on when sitting with our selections rep & looking at it at home.
Recognized Excellence: Carol Hobbs. So knowledgeable & helpful & responsive.
Additional Comments: It’s a big step to move to a new state/town knowing no one. And, we aren’t very trusting people when it comes to major purposes &, honestly, hiring professionals without a personal recommendation. We did our research, that’s for sure. Overall Experience: Kent Homes is a great company. We are disappointed in our PM.
Areas Of Satisfaction: Kent Homes is a good builder. Leadership addressed the issues we had and made it right.
Clean & Safe: safe but not clean
Quality Of Workmanship: a few of the "orientation" items were repaired but it caused other items like drywall repair and caulking to be done very poorly or not at all.
Communication: He always made his required Bi-weekly communication with photos. However, he did not like to be asked questions.
PM Professionalism: he is very new to the way Kent Homes operates. He needs listen to the experienced PM's for guidance. He is often times disrespectful to the trades.
PM Expertise: He thinks his expertise level is much higher than it actually is.
PM Problem Resolution: the problems were only corrected when we involved senior leadership.
Employees & Trade Contractors: the traders are top quality
Condition of Home: The quality of the house was good. However, the pre move-in clean was terrible. The fans and light fixtures were coved in drywall dust, the floors had a bad film on them. The countertops were dirty. It simply had not been cleaned.
Areas Of Satisfaction: We are very pleased with the overall build. Once Ashley, Tim & Jim got involved our confidence level was high.
Areas For Improvement: The Project Manager position is a very important position. The PM is the link between the builder and the home owner. Hire qualified PM's. Also, if the selections employee is new to the company, make sure they understand the product. Example, we were adamant about having quiet fan in the bathrooms. we were told the fan are quiet. They are NOT quiet. The word quiet is in the name of the fan. This doesn't mean they are quiet fans. We would have gladly paid for upgraded quiet fans.

Areas For Improvement: From my experience, there is room for improvement in the design phase and completion of final plans. There were mistakes made in capturing my selections and it appeared that it was my responsibility to identify those errors/mistakes. The plans submitted to me for review were not aligned with my conversations during selections and there were several iterations that were sent to me that did not include changes I identified. I did not have confidence that what we discussed was captured and spent hours reviewing several versions of plans as they were updated. It would have been helpful if there had been more comprehensive review by Kent personnel to ensure that the plans were complete.
Recognized Excellence: Carol Hobbs was very thorough in guiding us through the process and was very responsive to questions. Chris Moore kept us informed as to the status of our home and diligently worked to resolve issues to our satisfaction. He listened to our concerns and followed up with us re: any questions in a very timely manner.

Clean & Safe: Dade did a great job keeping the job site clean. This was one of the things we noticed about Kent homes before we decided to use them for our builder.
Quality Of Workmanship: Since moving in we have noticed how well the trim work was done except 2 areas. 1) The paint job on the office doors does not look professional and if it cannot be done right, Kent may want to look at using other types of French doors. We have a darker paint and so the wood shows where they can't get paint and it looks sloppy. 2) The windows on each side of the front door have wood trim dividers that do not cover the entire gap. Just noticed it when I cleaned the side windows. We are also not sure about the flooring, we did not expect for it to crackle as much and wonder what it will sound like in the colder months. We do not believe this is any fault of our PM.
PM Professional & Organized: Dade was very professional and always organized. Rarely was he unable to provide answers to our questions but when he had to consult with other staff he was quick to provide an answer.
Communication: Dade was responsive throughout our build process and had excellent knowledge. He brought us in when needed to aid communication with the pool build with Ocean Blue and the Pool screen company to facilitate scheduling, and also with Wrightsville Beach landscaping and the water restrictions.
PM Professionalism: Dade was always professional.
PM Expertise: Totally agree. His attention to detail is bar none!
PM Problem Resolution: In our build it involved a pool coordination and also a pool screen project. While it was new for Dade, and the scheduling was very tight and at one point we were unsure, he worked on a solution to get us a TCO in case the pool cage was not completed and in order for us to keep our move in date of July 19th.
Employees & Trade Contractors: We have had a few follow ups since moving in and all have been good experiences. Electrician, cabinet company, landscapers.
Schedule: Earlier than expected is a good thing when building a house.
Areas Of Satisfaction: Organization of the build, timeline, communication and responsiveness, overall quality of construction
Areas For Improvement: Landscaping allowance. We don't believe 15K is a reasonable amount to cover the required HOA landscaping. After getting 3 bids all were 4-5K over and there was not a lot of things to be cut. You should just up it to 20K and remove any chance of sticker shock.
Recognized Excellence: Dade of course. Ella did a great job as well. Getting in ahead of when we thought!
