THE EPCON STORY

The company began operations in 2000 and has completed approximately 225 condominium homes as a Franchise of Epcon Communities. We try to be customer focused and understand issues from the customers' perspective. The process from when a prospect walks into our office to after the resident customer moves into their new home is regularly reviewed and we make every effort to manage their expectations and exceed them. We also remain very involved in building the community and are intimately involved in the associations as they mature.

Our typical customer is an empty nester or active retiree that is looking to downsize. These customers are seeking a more carefree way of living and to reconnect to the community within which they live.

What should clients bring to the table?
They need to understand that homes are not built in a factory and that sometimes factors beyond the builders' control have an impact on the construction process. While they should expect the possibility of a mistake, they should be confident in the builder they have chosen to correct any minor problems that may arise. A customer is well served to express any factors that are critical to their home buying and building process in writing to reduce the chance for mis-communication.
How do you market your company?
As a service provider. It's not enough to have great floor plans and beautiful, functional architecture. We focus on the community and the opportunity we offer to customers to establish new friendships in our family of community.
What are the biggest challenges facing companies like yours in the building industry?  What are some of the challenges facing your business right now?
Clearly the mortgage crisis and ensuing housing market downturn are challenges. However, we've taken the opportunity to reinvent our company and improve or develop process for all aspect of the business. Our biggest challenge at the moment is helping our prospective customers that now is the time to buy and to avoid delaying happiness through the well deserved and long waited for move to the carefree community living we offer.
What's next for your company
Several new communities are planned for the next 18 months and our company is working with strategic partners to allow for calculated growth and we continue to refine and improve our process and operations.

There are three different styles of homes. They were exactly what we wanted. We could chose from many different configurations of the home. There were different options for flooring, cabinetry, ect. We wanted a basement, and received that option. It's a well planned community, and we like the location.
The thing that most significantly influenced my decision to purchase in Courtyards at Cobblestone Manor was because it was a single family detached home. The homeowners association is there to take care of landscaping and snow removal.
The purchase of this patio home has been a wonderful experiemce for me. Everyone involved has been knowledgeable, encourging, and respectful.
Sarah is wonderful. Doug was thorough, knowledgeable and on top of things throughout the process. I couldn't be more thrilled with the product, or the process that got us here.
Doug and Dave did a good job during and after completion with follow-thru on concerns and problems.
Dave Scarmazzi-does an excellent job of following through with correcting problems and answering questions. Easy to work with.

We have been very pleased with our dealings with Hawthorne Partners. Everyone from the sales staff through the closing and follow up process has been very helpful and responsive. We are very happy with our new home.
The one level floor plan appealed to us since that was difficult to find in this area. We were moving to Pittsburgh from out of state and did not want a large multi-story house. Instead of spending roughtly the same amount of money on a large older home we could get a new one-story home. The location was also good to work in McCandless. You can have a beautiful new home with all the available options. Also, and very important to us, it would work for our dog.
This is my first experience with new construction. I fell in love with the model and then brought friends who do construction building to see it. They raved about the quality of workmanship in every aspect. In addition to that, I am so impressed with the professionalism of everyone I have come in contact with during the purchase of my new home.
Hawthorne Partners provides a quality product. We were very satisfied with the house that was built, the follow-up, the workmanship, and the workers. It was a great experience, and I would highly recommend them.
The basement, and the fact that they were not attached.
Our home at the Courtyards at Cobblestone is the first home that we have built from the ground up. Hawthorne Partners, Inc and Epcon offered the perfect floorplan and courtyard space to suit our lifestyle. We have been in our home 6 months now and could not be happier. We want to extend our gratitude and appreciation to all who helped us make our dream home come true!
There were a few mix-ups regarding some of the options we chose but they were very accomodating in correcting them.

Homes are well built, well insulated for the cold winters and great floor plans. Various upgrades are available and if you desired the standard package it is more than adequate. You are able to make standard and upgrade selections early on in the build process which saves time and money.
We were afraid to build, but Hawthorne Partners made it a reality for us. It was a painless experience. The workers are knowledgeable and the communication is excellent. Anyone thinking about building a single family dwelling should consider Hawthorne Partners above any other company. They exceeded our expectations.

Our service helps Guildmembers monitor customer satisfaction and -- if they choose to publish survey feedback on our public website at guildquality.com -- articulate the quality of their service for prospective customers.
All of the Guildmember information we publish at guildquality.com has been provided to us either by the member (such as pictures of work and biographical information) or by their customers via one of our surveys (customer comments, performance summaries, and reviews).
All of the customer feedback that we publish is derived from the customers we survey. Our Guildmembers provide us with their customers' contact information, we conduct the surveys, they receive the feedback, and -- if they have chosen to make their feedback public -- the member's performance report is automatically updated to reflect the response. Members may choose to publish a summary of either all of their feedback or their most recent twelve months of feedback.
In addition to average performance ratings and survey statistics, GuildQuality also publishes two types of customer commentary: Comments and Reviews.
A comment has been provided by a survey respondent in response to any one of the survey questions we ask, and a member may or may not choose to publish it. Often customers provide unsolicited testimonials or compliments, and members can choose to share these comments in their published performance report.
Many Guildmembers choose to participate in our formal review process. These members have added an additional question on their survey: "If you'd like to provide a public review of your experience working with the Guildmember, please share it here." In contrast to comments, which a member selects to have published, we publish all reviews, provided they are at least 30 words long. With each review, we include a one to five star rating provided by the survey respondent.
