We were very pleased that this was not the case. We were also concerned that there would be additional work required as they proceeded and multiple change orders put in place. While there were a few changes that were needed, they were reasonable and did not significantly inflate the budget.
Why Did You Choose Us?: We had the best experience with the initial contacts we met with, mainly Amy D, compared to the other companies we met with. It just felt right and it aligned with what we wanted in terms of honesty, organization, and professionalism.
Additional Comments: We are very pleased with the outcome of the renovation. Our living space is so pleasant to live, work, and entertain in. This is in large part due to the design team who were able to bring forward clever ideas to maximize our space that we could never imagine. They were able to help us express what we wanted and came up with various options, with pros and cons, that were reasonable and met our needs.

Recognized Excellence: Paulette won us over at the start and never failed us throughout the entire project. She became our project's honorary sister/friend/aunt and we were actually sad when everything ended that she would no longer be in our lives! Michael Kline was also one of the hardest working, most dedicated people to work with. He treated it like it was his own and made sure to find solutions at any and all cost of his own. Steve Putinski finished up all the last touches and left our house in perfect shape. For the last couple weeks of the project, he was a comforting and knowledgeable presence in our home. Amsted is lucky to have such exceptional employees!

The project manager (and his assistant in phase one) kept everything clean and all was tidy at the end of the work day. I was pretty pleased with my sense of safety when I visited the job site particularly once we were dealing with the extenuating conditions of a pandemic! I couldn’t travel to see the work progress quite as often as I would have liked but the health of workers was a high priority.

The source of the mould was quickly found and remediated, without any disruption to residents. Amsted followed all the required infection prevention standards during construction which kept everyone safe. Work was delayed in starting, but not by much and progressed at a good pace. Utimately, everyone is very pleased with the finished space. COVID-19 required an additional overlay of precautions, and Amsted rose to the challenge.
Recognized Excellence: Sean Ryan, Project Manager.. Sean didn't start this project with us but picked up very quickly and managed the work beautifully. He was a real pleasure to work with.

Remodeling Concerns: We undertook a large and complex basement renovation with a foundation dig and build. Amsted provided the necessary upfront technical, engineering, design, cost-estimates and confidence required for us to move forward. Moreover, it was the personal touch that demonstrated that this would not just be a project "tour de force" but a "labour of love".
Lead Source: We had done our previous large scale home renovations and addition with Amsted. We are repeat customers!

They were willing to actually take a close look at the project and see the actual site and address budget and scope in-person. I approached Oakwood as another potential option, but they weren't willing to take the time to physically look at the space because our initial numbers for budget were too far off. Amsted was willing and able to work with my budget and in the end, my budget was able to work with them.
Remodeling Concerns: The age of the house and the scope of work because not much had been updated in the almost 40 years that we'd lived in the house. I suspected knob and tube wiring, asbestos, lack of insulation, unbalanced HVAC, old plumbing which all turned out to be true. They were able to verify each of these items and corrected each of them by replacing the wiring, properly removing the asbestos, relocating and re-running the furnace and vents, and replace old copper pipes with new ones.
Why Did You Choose Us?: I trusted them from the start. They seemed to genuinely listen and want to help me create a new "home" but also retain some character from the old house. They did not discard me like Oakwood had and they're reputation for quality work was well-known. They were a well established company with many projects and references that I could see were well done.

My coordinator was also very mindful of the fact that I wanted to stick to a certain budget and she proposed very good options how to achieve this (e.g., where to make compromises etc.). Overall, the entire team was excellent, always focused on making my reno a success and a stress-free process (we lived at home during the entire reno).
Lead Source: I have seen their signs in my neighbourhood a lot, notably in front of old houses, and had heard they were very good and used to working with old Glebe houses. Their excellent BBA ratings confirmed my priors.

Having done a number of renovations in the past, we were hesitant to embark on the kitchen and main level, knowing that it was a big project, and that our whole home would be affected. Amsted clearly laid out a plan, with contracted start and end dates, and a schedule of regular meeting so that we knew what to expect. They were on site every morning at the same time, and if they could not be on site a particular day, we were advised ahead of time. Every contractor that came on site was polite and respectful, and also went out of their way to make sure we were comfortable. The Project Manager was accessible and responsive to our many questions, and was always patient and understanding, never making us feel silly or embarassed by our lack of construction knowledge. They truly live up and exceed to their service commitments.

In fact, after Amsted completed a four room addition to our home in 2000, we had them renovate the remainder of our 40 year old home. Whenever we have had work done, we have handed our house keys to the Amsted project manager and have gone on holiday completely confident that when we returned work would be completed. We have complete trust and confidence in Amsted.Steve Barkhouse also goes beyond the call of duty in helping his customers. A few years ago, we had a black mold/ carpenter ant problem in our house. Steve came and assessed the problem immediately and within two weeks the room was gutted, ant nests removed, black mold treated by specialists, wood replaced, insulation added, walls rebuilt and painted. We were very impressed and thankful. On another occasion when I called two days before Christmas with a problem that needed urgent attention he said "Merry Christmas" and sent a worker to complete the two hour job. We especially appreciate that Amsted hires out its workers to do small jobs. We have used this service a number of times and the workers have been very courteous, and helpful. Amsted is an excellent builder! We have complete trust in all they do.

The job was completed on-time, on budget and to an extremely high standard. The one-year follow-up was thorough and they were quick to address any of my concerns. I would recommend them, without any reservations whatsoever, to anyone looking to have a major project completed.
